Worn friction stays or hinges
Hinges can wear over time and allow the sash to move away from its intended position. That can create a gap, cause the sash to catch the frame or stop the locking points lining up correctly.
Locking mechanism resistance
A stiff espag or damaged locking component can make the handle difficult to operate even when the sash itself is aligned. Forcing the handle is not a reliable fix and can damage other parts.
Alignment and compression
The sash needs to meet the frame correctly around its perimeter. Poor alignment can affect closing, locking and draught performance at the same time, which is why those symptoms are often connected.
What a survey records
We can record the window type, opening direction, hinge side, overall dimensions, hardware markings, condition, defects and photographs. Where a replacement hinge or mechanism is required, the relevant part measurements are also captured.
Repair rather than assumption
Many closing faults are component or adjustment issues rather than evidence that the entire window has reached the end of its life. A repair-first survey distinguishes those cases from units that genuinely need more extensive work.
